We are unable to permit any swimming in the lakes. Guests must use firepits/stoves and BBQs responsibly.
No smoking or candles
No smoking or candles are permitted in the proximity of the tents or lodges.
Noise curfew
Please keep noise to a minimum (no vehicle noise and keep chats to whispering levels) from 10pm to 8am to allow all our guests to feel rested during their stay. Please be aware that noise travels a lot further at night in the countryside, and between tents! We cannot permit groups of young adults (under 21s) to stay in tents without an older adult present.
Security desposits
All Lodges bookings (Sunset Lodge, Willow Lodge and Evergreen Lodge only; not for Tent bookings) are subject to a security deposit being taken to cover any losses or damage that may occur to property, equipment or fixtures & fittings during your stay. A reminder email will be sent out 7 days before your stay, this will have a link for you to follow and enter your credit card details securely. An amount of £100 (Willow & Sunset Lodge) or £150 (Evergreen Lodge) will then be reserved (not taken out) from your card until after your stay. Once everything is deemed fine and no issues present, and within 24 hours after your check out day, this reserved amount will be released. Thank you for your understanding.
All Terms & Conditions
On completion of your booking you are entering into a contract with Kingfisher Lakes, whether this booking is made directly or indirectly via a third party (e.g. Hipcamp, Campsites.co.uk, Glampsites.com, Airbnb). Your booking with us is subject to these Terms & Conditions. By making a booking, you agree that:-
you have read these Terms & Conditions and agree to be bound by them;
you consent to our use of your information (e.g. email address for booking correspondence prior to; during and after your stay, demographic data for research and booking monitoring purposes but don’t worry you have our assurance your data is kept in a secure password-protected location)
you are over 21 years of age;
you and all your party will respect the site rules (as shown below) during your stay:
Please follow the below points to ensure everyone has a safe and enjoyable stay:
1. Always be courteous to your fellow guests (this is a peaceful site where guests get to feel rested during their stay so please keep any noise/chat right down to a minimum from 10pm – 8am).
Please note: we are unable to permit music through speakers at any time.
2. Always be courteous to our wildlife residents
3. Keep shared areas as clean and tidy as possible
4. Put all your rubbish in the waste bins provided
5. NO swimming in the lakes (they are really deep!)
6. NO Kayaking after dark or after drinking alcohol
7. Keep a close eye on your kids and dependents
8. Take great care with stoves, firepits and BBQs (please read the stove instructions provided and ask us if you need any help)
9. No candles to be used in or around the tents/cabins
10. Smoking is only permitted in outdoor areas (please use ash trays)
11. Report any damage or accidents to us ASAP so we can put things right
12. Always ask us if you’re unsure of anything at all
Bookings
Once you have made your booking at Kingfisher Lakes, the dates of your booking will be held upon receipt of a 25% non-refundable deposit or payment in full. When we have established your booking, you will receive a booking confirmation email from Kingfisher Lakes within 48 hours of your booking being completed, which you must check carefully. The email will include a receipt of the deposit you have paid and also a reminder of the date when your full payment will be due. Any booking made less than 4 weeks in advance of your check in date must be paid in full immediately and is non-refundable. If you do not receive your confirmation email within 7 days after the booking, please notify Kingfisher Lakes by email: book@kingfisher-lakes.com
Group Bookings
Group bookings can be taken although we may suggest you take all of the tents at Kingfisher Lakes. For group booking enquiries please call Jo on 07843 548460 or email hello@kingfisher-lakes.com to discuss the group’s requirements for accommodation.
Alteration to a Booking
If for any reason, you need to alter a booking please contact Kingfisher Lakes immediately by calling 07843 548460 or emailing hello@kingfisher-lakes.com giving full details of your alteration request. An alteration fee of £30 per tent/unit may be incurred. Whilst we will always try to help to enable a satisfactory conclusion all round, we cannot guarantee that such requests will be met due to availability, this will be dependent on the notice given so the more notice given the better.
Cancellation of a booking
We understand some events may be totally out of your control meaning you are unable to begin or fulfil your stay at Kingfisher Lakes. Whilst this is extremely unfortunate, the following conditions must be adhered to:
Cancellation by you at any time will result in your deposit being forfeited, as all deposits are non-refundable.
All monies paid for a holiday (deposit and balance) are non-refundable within 4 weeks before check in date.
Cancellation of any holiday after it has been paid in full and at a date 4 weeks or more in advance of your check in date, will result in forfeiture of your deposit (or an amount equivalent where one was not paid as the holiday was paid in full) and the balance being returned to you. You are strongly recommended to take out travel insurance for any trip to cover any unexpected event that may lead to you having to cancel you trip, which you can then claim against. It is your responsibility to ensure that the insurance you purchase is adequate and appropriate for your particular needs.
Number of guest per property
The maximum number of guests permitted in the tents must not exceed the number stated on the booking form. Contact us if this is an issue for you and we may be able to come to a suitable arrangement.
Day visitors
By prior arrangement with us. The facilities on site are for the sole use of the residents.
Arrival and departure times
Our check in time is from 4pm – 8pm on Mondays and Fridays during the busy School Holiday period. We strongly recommend you plan your journey so you arrive in daylight so you can familiarise yourself with the site and it’s also much more peaceful for our other guests to not have vehicle noise on the site from cars arriving and unloading after 8pm.
Arriving and settling into your tent is also the start of your adventure so you’ll want to make the most of, from choosing your beds to lighting the stove – it’s much easier in the daylight and there are few outside lights on the site to assist.
If you are unable to arrive by 8pm please do let us know so that we can ensure we are able to meet you when you arrive to make it easier for you to find your way. If we are not around when you arrive, please call our mobile 07843 548460 then we can check you have everything you need.
During your stay if you are journeying out and about in your car, we ask that you can aim to be back on site by 10pm to minimise vehicle noise for our other guests.
Check out time is before 10am please (Sundays – by 12noon).
Pricing
We reserve the right to amend advertised prices at any time. We also reserve the right to correct errors in both advertised and confirmed prices. At the time of booking you will be informed of the prices applicable. The price stated on the booking confirmation is binding. We are VAT registered and the price advertised is inclusive of VAT.

Pets
Unfortunately given that there is livestock, crops and farm machinery on the surrounding land, we are unable to allow any pets to join you when you come and stay with us.
Wildlife
There is an abundance of wildlife on the farm. Enjoy it but be careful. Do not feed wildlife or leave food out that they could get and do not leave rubbish outside the tents.
Countryside Environment, Nature & Weather
Please be aware that Kingfisher Lakes is situated on a working farm and surrounded by farmland and lakes. There may be livestock and other farm activity nearby which can sometimes cause countryside smells and noise from machinery. During the warmer Summer months our properties may feel warm inside as we do not install air-conditioning, to aid airflow and the inevitable insect being attracted by the heat; all properties are fitted with flyscreens on various doors/windows – when used correctly these are very effective at cooling the space and minimising insects. In extreme weather conditions Kingfisher Lakes reserves the right to amend or cancel bookings for guest safety reasons – we will do our upmost to ensure your break can still go ahead at an alternative date.
No smoking
All the Kingfisher Lakes units have a strict No Smoking Policy. Anyone who smokes outdoors is responsible for disposing of their cigarette butts safely and must not litter the surrounding areas.
Firepit, Stove & BBQ Safety
A small log-burning stove is provided in each Glamping tent (except Bell Tent) and to heat the hot tubs at the lodges, for the use & comfort of our guests. Please be aware that open fires are a hazard and you should therefore use them responsibly (further instructions provided in each property). Firepits/log packages can be hired for use at certain units, only adults may use the fire pit and children must be supervised around them at all times. A lit fire must never be left unattended. The fire pits must never be put onto the decking, or near the tents/lodges. Only wood provided by Kingfisher Lakes can be used for stoves and fire pits. Please do not collect any wood from the trees nearby for burning. Occasionally, in extreme heat and dry ground conditions, we reserve the right to remove the fire pits from the site in the interest of safety. Ash must be disposed of responsibly in the ash box provided (or leave this for our team to do following your stay) – never dispose of firepit or BBQ ash on the grounds as this could be a fire risk.
Flames, hunting and fireworks
No firearms, hunting equipment, fireworks, candles or Chinese lanterns are permitted on the site.
Your responsibilities
You have a responsibility to behave in a proper, appropriate and legal manner whilst staying at Kingfisher Lakes with due respect to the property and other guests and their property.
You are responsible for informing us of any losses or damage to the property as soon as possible. Please note that you will be liable to pay us for any losses or damage to the property caused by you or a member of your party (except reasonable wear and tear).
MUSIC AND NOISE LEVELS – here a Kingfisher Lakes we offer a peaceful stay in nature and want all our guests to enjoy the natural sounds of the countryside and wildlife during their stay with us. Therefore, stereos/sound systems are not permitted. Music travels a lot further over the water and fields here than you may think so we have a ban in place on such items, for the benefit of all our guests and neighbours too.
NOISE CURFEW – we ask all our guests to keep noise to an absolute minimum from 10pm to 8am to allow all our guests to feel rested during their stay. Quiet /whispering chat around a campfire is fine but please be aware that noise travels a lot further at night in the countryside, and especially when people are staying in canvas tents.
Photography
We encourage you to take fabulous photos of the lakes, wildlife and around Kingfisher Lakes for your own use. All photos shared with Kingfisher Lakes through social media will be free to be used without accreditation or payment by Kingfisher Lakes. If possible we will let you know when this does occur. The use of drones on site would need to be agreed with us prior to use, and may not be possible due to other guests on site and the need to respect their privacy.
Assumption of risks and insurance
The Kingfishers Lakes site encompasses two large, deep lakes which of course make the surroundings so beautiful and peaceful and allow the opportunity for fishing and kayaking; which we encourage you to do during your stay; however, the water can be extremely cold and deep in places and you must be responsible for your own safety and that of the rest of your party. We do not allow anybody to use the kayaks without wearing a lifejacket. Use of any other vessels in the water (e.g. paddle-boards, body-boards, inflatables) is not permitted. Children must be accompanied by an adult whilst using the kayaks and also whilst fishing on the lakeside. Swimming in the lakes is not permitted due to the nature of the deep water and plant life that exists; e.g. large trees fallen just below the surface; it is extremely unpredictable and therefore unsafe.
N.B. Anybody fishing in the UK requires a rod fishing licence – this is your responsibility to arrange as the fine can be up to £2,500. Anyone under 12 years of age is not required to have a licence.
You must also be aware that you are staying close to a working farm with potentially dangerous farm equipment operating close to the site at certain times so please take care and if children are in your party you must ensure you know where they are at all times.
Also, you must be aware that some of the camp equipment (such as the wood burning stove) may be dangerous if misused. Whilst we will take great care to keep you safe, accidents can happen and we are not held responsible for such accidents (to the greatest extent permitted by law). It is your responsibility to supervise children. If you notice that any equipment looks faulty and /or unsafe, please notify us as soon as possible. You are strongly recommended to take out personal travel insurance for all members of your party in the event of an accident and your holiday being cut short. It is your responsibility to ensure that the insurance you purchase is adequate and appropriate for your particular needs.
Liability
Whilst we make reasonable effort to maintain a securely fenced site Kingfisher Lakes accepts no liability for theft, loss or damage of any guest’s vehicles or property during or as a result of your stay.
Guests bringing their own bicycles should ensure they are locked, please bring locks with you. Kingfisher Lakes cannot be held responsible for damage or theft to bicycles left on the property. Bicycles are NOT permitted within the tents.
Complaints
We hope you will enjoy your stay however should any element not be to your satisfaction please address queries and concerns to us as soon as possible so that we can address them during your stay. In the event that you have any complaint about your stay, please notify Kingfisher Lakes as soon as possible so we have the opportunity to address any issues during your stay. If you don’t follow this procedure, there will be less opportunity for us to investigate and resolve your complaint and so make your stay as enjoyable as possible. We will do everything possible to address your complaint.
